What to Report

  • Possible discrimination based on race, color, national origin, religion, sex, disability, familial status, age, or another protected characteristic
  • Unequal treatment of borrowers with similar qualifications
  • Steering borrowers toward less favorable loan products without a legitimate business reason
  • Redlining or avoiding serving minority neighborhoods
  • Predatory lending practices
  • Misrepresentation of loan terms or closing costs
  • Unethical conduct by mortgage professionals
  • Fraudulent documentation or misrepresentation
  • Retaliation against consumers or employees who raise concerns
  • Other conduct that violates professional ethics or fair lending principles

What Not to Report

Not every disagreement is an ethics violation. This process should not be used for:

  • Personality conflicts
  • Business competition
  • Contract disputes
  • Dissatisfaction with interest rates alone
  • Decisions supported by legitimate underwriting guidelines
  • Complaints based solely on a person's race, ethnicity, religion, gender, or political beliefs

BMPA reviews reports based on facts and available information — not assumptions or personal opinions.
